The layout sent is doable on site with some amendments.

The first floor retreat (external wall) will need to be reworked to avoid any over shadowing of the small- neighbouring SPOS.

Having both garages on the boundary might not be assessed positively by the Council.

First floor setback of 1.7M appears to be a bit too less for the Eastern Boundary (where the units are). Other side should be okay as it is a vacant land.

Hi Steve,

The proposal is for 2 units- Duplex- Side by side

The client would like non-identical designs for the units. Both facade and the layout.

Max. 50% site coverage.

SPOS: Min 40SQM with Min 5M dimension.

POS: Max 80 SQM (Including front Yard). For every bedroom over 2 bedrooms- 20SQM each of POS to be considered. Maximum is still 80SQM.

One of the units-garage should be set back from the boundary by 1M.

The small SPOS to the neighbouring units towards the East should be considered- Avoid Over shadowing.

All trees except for the big tree towards the rear boundary are to be removed, within the site.

Street tree to be retained, according to the arborist report. We can request for a tree replacement for this, during the planning process.
