This site is in a NEIGHBOURHOOD RESIDENTIAL ZONE and falls within a minimal change area.

The Council might be looking at a facade design which is more in line with the existing neighbourhood setting.

Front setback to match 54 Victory st- approx 7M.

SPOS and POS requirement- An area of 60 sqm, with one part of the private open space to consist of secluded private open space with a minimum area of 40 sqm and a minimum dimension of 5m.

Frontage is good enough to justify a side by side proposal. But, Council support is not a guarantee because of the minimal change area- zone

There are a few single storey side by side developments in the area, which are boundary to boundary.

Try to keep the first floor extend well within the ground floor extend. Avoid cantilevered structures.

Comments on draft Town Planning Plans - 20/02/2023

52 Victory Street Keilor Park

1/ We have agreement from the 3 east side adjoining owners to re-establish the title boundaries with

each property.

2/ Set back unit 2 garage (same as unit 1) from the east boundary by approximately 1m from the title

boundary so there will be a 1m side walkways along the garage wall for both units.

3/ Replicate the garage and entry of unit 2 to match that of unit 1 , that is remove the study area in the

entrance, reduce the width of the entrance cupboard and draw door to garage, because we now have the

title re-establishment agreed.

4/ Draw the unit 2 cross over from the roadway.

5/ Preference re the 2nd facade, it has the natural timber look, unit 1 has to be set back from unit 2 and

show for both units the side walk way accesses.

6/ The stairs are to be set back and there is no landing behind the window, stairs to commence 1200mm

from front wall.

7/ To allow for the set back stairs see redesign per photo of master bedroom, ensuite and WIR. We

consider that we should continue the external master bedroom wall to end of ensuite, this will add

400mm to the width of the ensuite & WIR. See hand drawing. This external wall extension is only for the

upstairs wall, the ground floor below is to remain as drawn.

9/ Possible external claddings and roof;

a) Front facade ground level —Daniel Robertson half bricks

b) Front fagade level I — James Hardie Matrix — colour to match Colourbond roof

c) Roof — Colourbond corrugated sheets

d) Ground level side walls and the wrap around walls into alfresco — recycled bricks

e) Level 1 side walls — Hardie Fine Texture Cladding — colour to match/compliment front facade and

roof

f) Level I rear walls — consider timber ship-lap cladding

g) Rear — continue truss layout with hips going into external corners of each unit, with gutter visible

from rear elevation or Dutch gable to match master bedroom.

10/ Windows to be drawn in kitchen and pantry to fir between benchtop and overhead cabinets.

11/ Ground floor rear sliding door to be single fixed, double stacker sliding door.

12/ All windows — aluminium — colours to compliment the external faFde and side claddings.
