Just a few points to consider in the design.

Front setback- I would recommend we follow the general front setbacks of neighbouring factories. This space could be utilised as parking space. Also, it is encouraged to include some landscape buffer along the front boundary.

Parking requirement- 2 for each factory plus 1.5 per 100sqm of floor area. We will also require disability carparking spaces.

Include pedestrian access ways next to driveways, where possible.

If office spaces are proposed within warehouses/ factories, try to keep the floor area of the offices below 10% of the factory floor area.

Building on boundary is allowed to the sides.

Important- there are a couple of easements cutting through the site. No buildings are to be built over these.

the rear of the site(minor) is subject to flooding. The application might be reffered to Melbourne wated and there might be conditions on the finished floor levels. Building towards the rear should be fine as the site already has a building towards the rear.

Few things to add further to the discussion with Mustafa.

He wanted to maximise the builtup and i have linked the markup cad file to the portal. In addition please consider the below.

Travel distance to an exit door from any point of the floor to be less than 20M. If this is greater than 20M, please allow for another door at the rear of the building. Travel distance include any upper mezzanines or office floors.

Allow for a pedestrian access path on one side of the driveway.

Upper floor office spaces could be built over the parking spaces.

Factories could be built on the boundary as long as the exit path distance is less than 20M to the front door.

Please allow for a disability compliant toilet at the ground level.
