Undertake initial plans to make house liveable short term (deck and back door); while assessing viability of future use of site. Reno/ knockdown/rebuild etc?

Drawings reviewed. Scope/ brief updated in more detail.

Brief... 2 stage build project if appropriate; short term address initial layout issue of lacking connectivity to outdoor area's and living area.

Keen on a deck off rear of house and covering in south side of house; whatever options considered should work in conjunction with master design plans. Fix up main entry removing wall to improve closed in entry?

Initial budget minimal as looking to maximise ROI; not over capitalise and use equity for other projects or master plan. However if master plan seems appropriate to do all together will consider.

Long term plans to discuss once property revalued; what can be achieved with the block with a knock down rebuild or reno?

ultimately I want a practical layout; with energy efficient design in mind. Min 2 bathrooms; 4 bedrooms(3+study); living space and plentiful semi covered outdoor entertaining area. Consider subdivision?

My thoughts at this stage to provide good value and achieve scope. Slight adjustment to existing house with expansive outdoor deck area off existing study to undercover area south side of house; options?

Happy to consider all posibilities but will likely favour options that consider.

Long term plans; build up for master; WIR; retreat; ensuite; update floor plan & redo roof.

 

Garage... want to look at options for a secure & larger space.
