Hi Mario,

My name is Anthony, Steve has asked me to address your minor alterations to the ground floor plan to help him out.

I have attached the updated floor plan for your review, however there were a couple of changes I was unable to amend as per the mark ups.

The linen cupboard near the staircase/retreat will not allow for enough hallway access to the retreat.
The external staircase will likely create issues from the building surveyor due to compliance issues.
The bathroom/wc layout is slightly different to the clients sketch plan, however I think this is an efficient use of space and works well.

If you would like to arrange a meeting in the office with Steve and/or myself, we can discuss any questions or concerns you may have.

Hello Stephen and Anna,

I have been refereed to you by Ash from Pillar Homes. I spoke with him today.

I am wanting to complete a KNOCK DOWN and RE-BUILD at 2 Currajong St. Glenroy. It is a corner block (corner of Station Rd and Currajong St Glenroy).

I would like to request a quote from you to complete drawings to obtain a permit to build.

Currently standing is a 2-bedroom weatherboard and the driveway is on the corner.

The sketch plan shows the double garage and NEW DRIVE WAY on the opposite side (as required by Moreland City Council)

The Sketch is to SCALE 1cm =1m

Land size is 15.24 wide by 26.07

The shaded AREA represents the UPSTAIRS AREA.

I have a title of land , Section 32 and a Certificate by Licensed Surveyor( JULY, 2014).

Happy New Year Steve and to your family,

Hope you have already received my hard copy notes made.

As stated VERY HAPPY with the stairs.....HOWEVER we need a door for meals room/passage way so that we are not looking directlythe from front door to the back of the house . A door will allow some privacy.

 

Steve, I feel very strongly about toilets needing a WINDOW for outside ventialtion. I do like what you were trying to do but unfortnately I NEED 2 toilets on Ground floor , both with windows . The second in the laundry area.

 

Pantry and kitchen looking GREAT.

 

HOPE you have received the hardcopy sent via mail.

Hi Steve,

 

How are things going with the project?

 

Looking forward to seeing the next draft. I suspect will we "nail" ground floor. Looking forward to seeing the 2 toilets with windows.

 

Very keen to see 1st floor with external stairs..

 

Some ideas I would like to see included:

Need a bedroom with built in wardrobe,as many built in cupboards where ever possible,the bathroom to have space for a BATH, shower and hand basin and a separate toilet again with windows.

 

European laundry space and kitchenette space to make coffee etc
